Description

Existing Townhouse Complex

Located at 1211 Gladstone Avenue, Caledonia is an 18-unit townhouse complex on 0.84 acres (0.34 hectares) of land owned by School District 61 and leased to Capital Region Housing Corporation (CRHC).

Proposed Comprehensive Re-Development

The existing Caledonia townhouse complex is nearing the end of its service life and has needed increasingly complicated repairs and maintenance due to outdated building assemblies. The buildings need to be replaced. An expansion opportunity with the adjacent 1.3 acres of unused lands where the Fairey Tech building previously resided will result in a comprehensive re-development of 2.14 acres in the heart of Fernwood. The CRHC proposes to demolish the existing 18 townhouse units and construct 158 new affordable rental housing units within 2 apartments and 3 townhouse buildings. The project features a number of community amenities, including large expanses of on-site landscaped amenity space, featuring rain gardens and urban agriculture components.

Proposed Features include:

  • 158 Affordable Rental Housing Units
  • 3 townhouse buildings
  • A 5-storey apartment building
  • A 4-storey apartment building
  • A variety of unit types offered including studios, 1, 2, 3, and 4 bedroom units
  • 10% of the units will be wheelchair accessible
  • 112 Underground parking stalls; 5 visitor parking stalls; and 224 secure bicycle parking spaces
  • A new amenity room to be leased to neighbourhood partnership non-profit groups
  • All buildings will be designed to meet a minimum Energy Step Code 3
  • Sustainable landscape design featuring regional plants and rain gardens
  • High degree of pedestrian orientation, with ground-oriented units and construction of new pedestrian walkway adjacent to Victoria High School
  • Extensive streetscape improvements on neighbouring street to provide widened sidewalks and boulevard spaces with cycling infrastructure
