Building Envelope Assessment

This call for credentials is to invite statements of credentials from consultant teams having experience in building envelope assessment for “historic building and/or live performance facility”. The purpose of this submission is to select a maximum of three (3) qualified and experienced teams which will be invited to submit detailed proposals to undertake the building envelope assessment for the Royal Theatre and McPherson Playhouse.
This building envelope assessment will be focused on the exterior of the buildings, the scope shall include, but not be limited to the following:

Exterior brick and mortar;

Aluminum, steel, and wood window frames;

Exterior door hinges, door frames, and crash bars;

Roof systems;
-
Faux fibreglass exterior elements at the McPherson Playhouse;

Wood elements on the exterior of the buildings;
-
Exterior exposed or painted concrete;
-
All grade level meeting points of exterior walls and grade, specifically to confirm such meeting points prevent water ingress to the buildings; and
-
Exterior perimeter drains, sumps and pumps to prevent water ingress to the buildings.
The objective of this assessment is to produce a report on the current building condition, and a 10-year capital plan recommending budgets for immediate repair needs as well as normal capital renewal items for forecasting upcoming capital expenditure and repairs.
Timetable
This building condition assessment is scheduled to be completed by October 30, 2020.
